What to look for on a foundation quote
Foundation repair is high-stakes work. Costs range from $500 (minor crack repair) to $40,000+ (complete underpinning). Quality quotes include a structural engineer's report, specific repair method, pier counts, warranty terms, and transferability to future owners — all critical for resale.
For significant repairs, a licensed PE should evaluate and spec the repair. Independent engineers (not employed by the repair company) give unbiased assessment.
Steel push piers, helical piers, hydraulic piers, polyurethane foam injection, wall anchors, carbon fiber straps, slab jacking. Each is appropriate for different problems.
Specific number of piers needed and target depth (typically to bedrock or load-bearing stratum).
Pier type and specifications. Brand matters: ECP, Supportworks, Earth Contact Products are quality.
Depth of excavation per pier, backfill method.
Some repairs stabilize (prevent further movement) without lifting. Lifting attempts can cause drywall damage and is riskier.

Red flags in a foundation quote
Any significant foundation work ($5,000+) should include independent structural engineer assessment. Contractors that skip this often oversell scope.
Foundation warranty transferability affects resale value significantly. Non-transferable warranty means buyer's insurance/mortgage may require new inspection.
Different foundation problems need different solutions. A quote that pushes steel piers for every issue — including problems better solved by drainage or polyurethane — is sales, not engineering.
Piers need to reach bedrock or load-bearing soil. Without depth spec, contractor may stop at shallow depth that fails within years.
Most foundation issues are slow-moving. A contractor who insists on immediate repair without allowing time for engineer review or competitive quotes is sales-driven.
Minor vertical cracks (under 1/4") in poured concrete often cosmetic. Epoxy injection is $300–$800 fix. If pushed to $15,000+ underpinning for minor cracks, get second opinion.
Some issues require exterior pier placement for proper support. Interior-only piers can be insufficient.
Common hidden costs and change orders
