How to compare roofing quotes correctly
Roofing quotes are hard to compare because contractors often quote different materials, scope, and warranty levels. A $8,000 quote and a $15,000 quote can be for very different jobs -- different shingle brands, one with synthetic underlayment and one with felt, one including ice shield and one not.
The price gap usually comes down to material tier (3-tab vs architectural vs designer), whether tear-off is included or they're layering over, deck repair allowance, and the quality of flashing and ventilation work. A cheap quote that skips ice and water shield or uses minimal flashing will leak sooner.
Focus on total installed cost for the same material and scope, the manufacturer warranty (25 year vs lifetime is a real difference), and whether the contractor includes tear-off, disposal, and permit in the price.
