Roof replacement costs $7,000 to $35,000 depending on house size and material. A 1,700 to 2,200 sq ft home runs $9,000 to $16,000 with asphalt shingles, or $15,000 to $30,000 with standing-seam metal. Prices include tear-off, underlayment, flashing, and disposal.
